Concrete and clay tile
Tile Roof Cleaning & Sealing in Brandon
Asphalt dries out over the years; tile does not, so the shingle oil treatment is not for tile. In a warm, humid place, tile's trouble is water soaking in, staining and surface wear. A clean followed by a clear sealer slows all three.
A different roof, a different job
Concrete and clay tiles are porous. In Hillsborough County's heat and humidity they take on moisture, and that moisture feeds dark staining and helps wear the surface down. This service comes in two parts — a careful cleaning to lift the staining and growth, then a clear sealer that slows how much water the tile takes in. It is not the asphalt shingle treatment; that product is made for shingles and does not go on tile.
Cleaned, then sealed to slow water uptake and surface wear.
Cleaned with care and sealed clear, so the color stays its own.
The sealer is clear. It is not a paint or a color coat.
Is your tile roof a fit?
The tiles get looked at before anything is quoted.
Good to seal
- Concrete or clay tile in sound condition
- Staining, dark streaks or faded, thirsty-looking tile
- Any slipped tiles already reset
Needs something else first
- Cracked, broken or slipped tiles, which a roofer resets
- Leaks or damaged underlayment
- Metal or flat roofs, which we do not work on
How tile gets handled
Walked with care
Tile can crack under a careless step, so where to walk and where to work from is planned before anyone climbs up.
One price for both stages
Cleaning and sealing are quoted together once we have seen the roof, so there is no second number later.
Timed to the weather
Sealer needs a dry stretch, so the job is booked against the forecast, and you get a call if the day has to move.
