Roof Rejuvenation Assessment in Brandon

Before anyone talks treatment, we climb up, flex a handful of shingles and look over the granules, the age and any damage. You get a yes or no on the spot, and when it is a yes, the price comes with it.

What gets checked up there

The assessment is the first visit for every roof we work on, because the answer depends on what the shingles are doing, not on how old the house is. We look at four things — how much the shingles still flex, how many granules have washed off, roughly how old the roof is, and whether anything is cracked, lifted or soft underfoot. From that we decide whether the roof is a good candidate for asphalt shingle rejuvenation, needs a few small fixes first, or has gone past the point where a treatment can help.

Flex

A bend test on a few shingles shows whether the asphalt still gives or has gone brittle.

Granules

Bare patches on the slopes and grit in the gutters show how much UV cover is left.

Age and damage

The install year, or our best read of it, plus lifted tabs, exposed nails, worn boots and soft spots.

How it works

From the phone call to the answer

01

You call

Give us the rough age of the roof, what you can see from the ground, and whether anything is dripping inside. The visit goes on a dry day so the shingles can be walked safely.

02

We walk it

Every slope gets looked at, and anything worth talking about is photographed so you can see it for yourself.

03

You get the answer

Yes, not yet, or no, with the reason. If it is yes, the treatment price is on the table before you decide anything.

What the answer can be

There are only a few outcomes, and you hear which one applies on the day of the visit.

Treatment makes sense

  • Shingles still bend without snapping
  • Granule loss showing, but no bare mat across whole slopes
  • No active leaks and solid decking underfoot
  • Any small fixes are a short list, handled in a tune-up first

We point you elsewhere

  • Water already coming through a ceiling
  • Shingles cracking or breaking across large areas
  • Soft or spongy decking
  • A roof that has simply worn through

Assessment questions

Do I need to be home for it?

Not for the roof itself, as long as we can reach the eaves. Being there does mean we can show you the photos and go through the price face to face rather than over the phone.

What if my roof is not a candidate?

Then you hear that plainly, with the reason. Sometimes the answer is a pre-treatment tune-up first; sometimes the roof needs a roofer, and we will say so.

Does a dirty roof get in the way of the check?

Heavy algae can hide what the shingles are doing underneath. If a wash makes sense before treatment, it gets priced alongside it — see roof soft washing.
